What things cost
Most companies in this business will not put a number on a page. I will. You should be able to work out roughly what your job costs before you talk to anybody, including me.
The two numbers that apply to everything
Labor is $35 an hour with a one hour minimum. Every visit is billed at least one full hour, even if the work itself takes thirty minutes.
Driving out, unloading, and setting up costs the same whether the job takes twenty minutes or ninety. The one hour minimum is what makes small jobs possible to take at all, rather than turning them down.
Time past the first hour is billed in fifteen minute increments. Materials and parts, where a job needs them, are billed at cost on top of labor and always agreed with you first.
How to read the rest of this page. Everything below starts from those two numbers. The per service prices are for a typical job. Yours might be more if the property is large, the access is awkward, or the work has been deferred a while. It will not be less than the one hour minimum, and I will tell you the real number before I start, not after.

What changes the price
Being straight about this up front saves us both a conversation.
- Property size. A quarter acre in Englewood and an acre and a half in Cherry Hills Village are not the same job, and no honest flat rate covers both.
- How long it has been. First visits on a property that has been left a while take longer than the recurring visits that follow. That is usually a one time difference, not a permanent one.
- Access. Narrow street, no driveway, gate I cannot get equipment through, third floor with no elevator. All of it adds time.
- Distance. Cities further out are scheduled on set days so you are not paying for windshield time. It is the reason Parker is batched rather than on demand.
- Frequency. Recurring work costs less per visit than one off work, because the property stays on top of rather than being rescued each time.
About that one hour minimum
I want to be straight about this because it is the term people are most likely to feel surprised by, and a surprise on an invoice is worse than a number on a page.
If you book me to swap a light fixture and it takes twenty five minutes, the invoice is still $35. That is not a penalty. The drive out, the unload, the setup, and the pack down cost the same whether the work itself is twenty minutes or ninety, and a one person business has no way to absorb that.
The practical upside is worth knowing. Since you are paying for the hour either way, have a list ready. If the fixture takes twenty five minutes, I would much rather spend the rest of the hour hanging the mirror and tightening the loose railing than drive away with forty minutes on the clock you already paid for. Customers who keep a running list get considerably more out of each visit than customers who call about one thing at a time.
Two exceptions worth naming. Recurring lawn and cleaning visits are priced per visit rather than hourly, so the minimum does not stack on top. And if I am already at your property for scheduled work, a small extra task usually gets folded into that visit rather than triggering a second one.
How billing works
- Estimates are free and I do not charge for the visit to give you one.
- You get the number before the work starts. If something changes once I am into the job, I stop and tell you rather than surprising you on the invoice.
- Recurring work is invoiced monthly. One off work is invoiced on completion.
- Colorado sales tax is handled correctly, including Denver's separate home rule collection. It appears on your invoice; you do not have to think about it.
