The rest of this page is that in more detail, plus the parts a lawyer would want written down. Effective 2026-09-01. Spottedwood Property Co. is a trade name of Blue Sky Service Group LLC, a Colorado limited liability company. ## Who you are dealing with Spottedwood Property Co. is one person, Shaun Spottedwood. When this page says "I", that is who it means. The contracting party is Blue Sky Service Group LLC, and any invoice, receipt or certificate you are given will carry that legal name. Those terms are below and they apply to everybody. - **Work at your property.** The actual job. The quote I send you is the agreement for that job: it names the work, the price and the timing. Where a quote and this page disagree about a specific job, **the quote wins**. ## Quotes, scheduling and payment A quote is a price for the work described in it. If the job turns out to be materially different from what was described, I will tell you before I carry on, not after. You are never charged more than the quote without agreeing to it first. There is a minimum visit charge, which is published on the [pricing page](https://spottedwood.com/pricing/) rather than hidden here. Ways to pay are on the [payment page](https://spottedwood.com/payment/). If you need to cancel or move a visit, tell me as early as you can. I am one person with one van, so a slot you release early is a slot somebody else can have. ## What I warrant, and what I do not I warrant that I will do the work described in your quote with reasonable skill and care, which is the standard any tradesperson is held to. Beyond that, **this website and its contents are provided as is and without warranty of any kind**. Prices, availability, drive times and service areas are published in good faith and can change. Nothing on this site is an offer that binds me until I have sent you a quote for your specific job. The pictures on the [service area pages](https://spottedwood.com/service-areas/) are photographs of towns or generated illustrations, credited on that page. None of them is a job I have done, and none of them is a promise about what your property will look like. ## Limitation of liability Plainly: **my liability for any claim connected to a job is limited to the amount you paid me for that job**, and I am not liable for indirect, incidental or consequential losses, such as lost income or lost time, arising from the work or from this website. Nothing here tries to limit liability for death or personal injury caused by negligence, for fraud, or for anything else the law does not permit a business to disclaim. If a court decides one part of this clause goes too far, the rest still stands. What insurance is actually held, and what it does not cover, is set out precisely on the [disclaimer page](https://spottedwood.com/disclaimer/). Please read it rather than assuming the usual meaning of the word "insured". ## Your side of it You agree to give me safe access to the property, to be straight with me about anything that affects the work, such as a sprinkler head under the grass or a wall that will not take a bracket, and to keep people and pets clear of an area while I am working in it. You agree to indemnify me against claims that arise because information you gave me was wrong, or because somebody else's property was damaged as a result of something you did not tell me about. ## Photos and anything else you send me There is no account to make here and nothing to post publicly, so this site carries no user content in the usual sense. The one thing you do send me is what goes into the quote form, including any photos of the job. Those photos stay yours. You are giving me permission to use them for one purpose, which is quoting and doing your job. **I will not put a photo of your property on this site, in an advertisement, or anywhere else public without asking you first and getting a yes.** How long I keep them is covered in the [privacy policy](https://spottedwood.com/privacy-policy/). ## Ending it: termination This is the termination clause. It is written in plain words rather than legal ones, but termination is what it governs, and it works in both directions. Either of us can stop. You can cancel a booking or decline a quote at any time before the work starts, and you can ask me to stop mid job, in which case you pay for the work done up to that point. I can decline or stop a job too, and I would rather say so early than do a bad job quietly. Reasons that would do it: the property is not safe to work in, the work is outside what I can competently do, or the relationship has stopped being a workable one. If I stop a job I have been paid for and not completed, you get the balance back. I can also refuse access to this website to anyone abusing it, which in practice means scraping it into the ground rather than reading it. ## Governing law and dispute resolution These terms are governed by the laws of the **State of Colorado**, and the courts of Colorado have jurisdiction. **Talk to me first.** Almost everything that goes wrong on a job is fixable by the person who did the work, and I would rather come back and put it right than argue about it. If that genuinely fails, **you are not being pushed into private arbitration and you are not giving up your right to bring a claim**. Colorado small claims court exists for disputes this size, it is cheap, and neither of us needs a lawyer to use it. That is the honest venue for a disagreement between a homeowner and a one person business, and I am not going to write a clause that takes it away from you. ## Changes If these terms change, the effective date at the top changes with them, and the version in force for your job is the one that was published when I sent your quote. I am not going to quietly rewrite the terms of a job you already agreed to.
