# Recurring House Cleaning

Recurring cleaning is maintenance work. The first visit brings the house up to a line, and every visit after that holds it there, which is why the first one runs longer than the ones that follow. The decision that actually matters is how often. Every two weeks suits most houses, weekly is for homes with pets, small kids, or somebody working at the kitchen table all day, and every four weeks lets a house drift back far enough that each visit starts to look like a first visit again.

**$40 an hour, 1 hour minimum.** Every visit is billed at least one full hour even if the work takes thirty minutes. [Why, and how to get the most out of it](https://spottedwood.com/pricing/).

## What the job involves

- The first visit runs longer than the ones after it. It sets the baseline at whatever pace the house needs. Every visit after that is holding the line, and those settle into a repeatable length you can plan a morning around.
- The kitchen and the bathrooms take most of the clock every single time. Counters, sink, cooktop, the outsides of appliances, toilet, tub or shower, mirrors, and the floor around the base of the toilet, which is the spot most often skipped.
- Everything on a surface gets lifted, the surface gets cleaned, and the object goes back where it was rather than shoved to one side. Work runs top down and dry before wet, so dust lands on floors that have not been vacuumed yet.
- A recurring visit does not include the inside of the oven, the inside of the fridge, blinds slat by slat, window tracks, or baseboards done by hand. Those run hours on their own and would eat a maintenance visit. Ask for them separately.
- Products get settled before the first visit and then stay settled. Stone counters, sealed hardwood, or somebody in the house who reacts to fragrance becomes a standing rule instead of a conversation every time.
- The same route through the house every visit. A route gets faster as the house stops being unfamiliar: which drawer holds the trash bags, which door sticks, which room genuinely does not get used. That is time off the clock, and since I bill by time it is money off the invoice.

## What changes the price

Bathrooms and the kitchen set the clock. Two full baths in daily use cost more time than three bedrooms do. After that it is how much sits out on counters and floors, how much hard floor there is against carpet, and whether a dog sheds into it. Frequency cuts both ways. A two week rhythm keeps every visit short, and a long gap means more work at each one.

## What people usually get wrong

People size a cleaning by bedroom count and square footage. What actually moves the clock is how many objects have to be lifted, wiped under, and set back down. A three bedroom with clear counters goes faster than a two bedroom with everything out. Ten minutes of putting things away before I show up is the one part of the bill you control, and at an hourly rate it is worth doing.

## Send me this and I can quote it without coming out

There is no trip charge either way, but a remote quote is faster for both of us and it costs you nothing to try.

- A photo of your kitchen counters and one bathroom counter as they normally look on a Tuesday, not tidied up for the picture.
- Roughly how much hard floor there is against carpet, plus one photo down the main hallway or living room.
- Which bathrooms actually get used, any pets and how much they shed, and any rooms you want left alone entirely.
- How long since the house had a full cleaning, because that sets the length of the first visit and nothing after it.
- How I get in on a normal week, and which day and time window you want held for you.

## When I am the wrong call

I am one person with one truck. If I am sick or the truck is down, your visit moves to another day. Nobody else shows up in my place. A company with six crews can cover that and I cannot, so if a fixed day on the calendar matters more to you than who is walking through your house, hire the company. Same answer if you want cleaning bundled with laundry, errands, and letting the dog out. That is a house manager, and it is not what I do.
