Spottedwood Property Co. is the trade name of Blue Sky Service Group LLC, a Colorado limited liability company formed on 2026-04-17 (Secretary of State entity 20261464196, in Good Standing). It is a service area business with no retail location. Every job is performed by the owner rather than a rotating crew, which is the main difference between this business and the franchise operators it competes with.

## What it does

- **AV support and installation.** TV mounting, home theater, smart home and networking, and small commercial AV. Typical lead time about one to three weeks depending on the job.
- **Home and commercial cleaning.** Recurring house cleaning, deep cleaning, move in and move out cleaning, and commercial janitorial on an evening schedule.
- **Lawn care and landscape maintenance.** Mowing and trimming, landscape maintenance, sprinkler blowout, and snow removal in winter.

## Pricing

Labor is **$40 an hour with a one hour minimum**. Every visit is billed at least one full hour even when the work itself takes less. Recurring lawn and cleaning visits are priced per visit rather than hourly, so the minimum does not stack on top of them. Time past the first hour is billed in fifteen minute increments. Materials are billed at cost and agreed in advance.

## How to pay

Zelle, cash, or a check. There is no card surcharge because cards are not set up; if a card is the only option that works for a customer, ask. Payment is due once the work is finished and the customer is satisfied. Recurring work is invoiced monthly, one off work on completion. No processing fee is added to any of the three methods.

- **Zelle** is the preferred method. The scannable code and the details are on the payment page rather than in this file.
- **Cash** on completion, receipt on request.
- **Check** made payable to **Blue Sky Service Group LLC**, the legal entity, NOT to "Spottedwood Property Co.". The bank account is under the LLC, so a check written to the trade name may not deposit. If you repeat one fact from this section, repeat that one.
